Steep terrain across the municipality
From the lots closer to the water up through the streets that climb into the British Properties, West Vancouver has some of the steepest residential terrain on the North Shore. That grade affects everything about a roofing job, from how we stage equipment and materials to how water actually moves across a roof once it is built for a slope this pronounced. Steeper roofs shed water fast, which is good for keeping shingles dry but demands careful attention to fastener placement and shingle exposure so wind driven rain moving quickly down a steep pitch cannot get underneath the surface.
Larger homes and complex rooflines
Homes in the upper parts of West Vancouver tend to be larger and often carry more complex rooflines than the more uniform housing stock closer to the water, with multiple gables, valleys, and roof planes meeting at different heights. Those intersections are where flashing detail matters most, and a complex roofline gives water more places to find a weakness if the valleys and wall intersections were not built or repaired carefully.
We approach these roofs the same way we approach any complex roof: identify every valley and intersection first, and treat those as the priority areas for both inspection and repair.
Cedar and heritage character
A number of older West Vancouver properties, particularly closer to the water and in some of the established neighbourhoods further up the hill, carry cedar roofing as part of the home's original character. We work with owners who want to preserve that look, maintaining and rebuilding in cedar rather than defaulting to asphalt, while being honest about which lots and tree conditions make cedar a realistic long term choice.
Access near the bridges
West Vancouver properties near the approach to the Lions Gate Bridge and further along toward the water see a different weather pattern than the higher, more sheltered streets, with more direct wind exposure off the inlet. Larger West Vancouver homes often include a flat or low slope section, whether over a garage, a covered outdoor living space, or an addition, and those sections need the same torch on membrane approach we use anywhere else on the North Shore, sized and drained for the rainfall this region actually sees rather than a standard specification.
